Common Problems With Sliding Windows & How to Deal With Them

Sliding windows add more natural light and ventilation to your home. However, this window style is prone to certain issues.

Common Problems

  1. Improper Drainage – Water on the lower track must flow out through the weep holes. Over time, water may reach the sill or framing, causing damage. Debris on the lower track can affect the sliding mechanism. Forcing a stuck window to open can cause strain at its back.
  2. Window Glass Seal Failure – Condensation can begin to form in the glass once the seal has failed. The trapped moisture can cause deterioration in the wooden parts of your windows.
  3. Faulty Installation – A sliding window must be properly installed into a rough opening. Faulty installation can result in poor sealing, latching difficulties and air or water leaks.
  4. Air and Water Leaks – Air leaks can affect your indoor comfort and increase your energy costs, while water leaks can result in rot to the frame and clog drain openings.
  5. Improper Caulking and flashing – Improperly applying caulking and flashing can cause leaks into your walls.

Solutions

Check if your windows are square in the frame because improper installation is the most common cause of leaks. See if the window pan flashing and siding outdoors are leaking around the frame. Slide the window open and look for a chipped, cracked or broken slider track, or damaged or lost flashing. Contact you window contractor if you can’t locate the cause of leaks.
